Big Rock recognized a unique opportunity to meet a need in Tampa’s senior housing market by transforming an existing community, University Village, which languished in bankruptcy under prior ownership. With conventional financing unfeasible, Big Rock turned to an innovative solution – gaining State of Florida approval to establish a not-for-profit entity to acquire the community and ensure its future.

The not-for-profit acquired the community in July, 2020 and immediately launched a $25 million “extreme makeover” inside and out, across the sprawling campus. Villa sales will begin in early 2021 for two-bedroom, two-bath villas of approximately 1,200 square feet, with single car garage. Studio, one-, two- and three-bedroom apartment sales will follow mid-year.

The campus incorporates 46 villas and 445 apartments, and is designed for a hassle-free, all-inclusive lifestyle. To operate the community, Unisen engaged Big Rock Senior Housing Management, whose experienced, responsive on-site team is led by Executive Director Michael Brown.

The team is enhancing every aspect of the community’s lifestyle. A premiere culinary program meets every need with varied, fresh and healthful dining experiences. Residents can choose the casual comfort of the “Flavors” main dining room, enjoy fine dining and celebrate special occasions at “The Local,” meet up with friends at “Rise,” the bistro/bar/deli, visit “The Market” for grab-and-go needs, and join in fun monthly culinary experiences and classes.

Weekly housekeeping, and transportation services within 10 miles are included. On-site amenities and services include a salon, fitness center, physical therapy facilities, health and wellness services, and the peace of mind and safety of 24/7 emergency response.
